We don't actually need too much on this flip - we have planned for a full overhaul of both bathrooms. We have budgeted to add a shower to the lower level bathroom making it a 1.75 bath home. You may be able to find space for an additional 1/2 bath on the upstairs floor, but that is not in our budget below. The kitchen underwent a complete renovation 5-7 years ago, so no changes needed there. Structurally, some of the property’s slab was lifted many years ago, with additional work done on the upstairs a few years back, though the downstairs slab appears to have settled slightly. We've budgeted for full interior paint, partial flooring, updating the furnace, small budget for clean up outside, and concrete work / mud jacking for any settling issues. We've also thrown in a little extra for general updates to the property.
